【禁闻】限购令出台后中国城市房租涨不停

【新唐人2011年4月11日讯】在中国大陆，号称史上最严厉的房地产调控政策「限购令
」出台后，买房需求虽被抑制，但房价照涨，因为城市租房需求增加，造成房租持续上
扬，部分城市较去年同期涨幅超过两成。

自「限购令」出台后，中国城市房屋的租金持续上涨。北京房产经纪人迟先生表示，限
购令出台后抑制了买房需求，但租房需求增加，买不起房的只好租房。

迟先生： 「限购令一出来，租金在看涨，涨的挺狠，涨了跟去年比的话，两成，好的
地段，涨的最高，能涨幅达到八百到一千整左右，就说一个月的租金来讲。」

广州房产经纪人蔡先生表示，调控政策出台，广州房价照涨，房租也跟着上涨。

蔡先生：「房价都没跌啊，人民币在贬值，然后通货膨胀，你说房价会可能跌吗?然后
加上他是一线城市，租金的话就涨几百元，主要房价涨的高，那个租房比较紧缺。」

二、三线城市的房价和房租也是持续上扬，南京房产经纪人徐先生表示，限购令出台影
响一点买气，房价仍看涨，目前租金涨幅已超过房价涨幅。

徐先生：「新装修的话两房大概在1200左右，去年新装修两房租个1000元，涨下来
200块钱，房价还是会涨价。」

《了望》新闻周刊近来在房屋租赁市场调研了解到，北京、上海、广州、南京等热点城
市房租连续两年呈快速上涨态势。今年一季度，部分城市房租同比增幅超过10%，有的
超过20%。

Rents Rise After Home Purchase Restricted

After imposing "home purchase restrictions" in China,,known as the
strictest real estate control measures,although house purchase demand is
suppressed,demand to rent residences has increased.Therefore, rents
continued to rise.In some cities, the increase is more than 2%.

In regards to the continued rent increase,Beijing-based real estate agent
Mr. Chi said,after the introduction of home purchase restrictions,home
purchase demand has been curbed,but more people need to rent
residences.People that cannot afford to buy homes also rent.

Mr. Chi: "The rent increase is quite dramatic.In comparison with last year,
the increase is 2%.Good locations have the highest increases,about
RMB800-1000 per month."

Guangzhou-based real estate agent Mr. Cai said,that after the purchase
restrictions were imposed,both house prices and rents in Guangzhou went up.

Mr. Cai: "House prices didn't fall at all!RMB is depreciating, and combined
with inflation,is it possible for house prices to fall?As Guangzhou is a
first-tier city,the rents would rise a few hundred RMB. There isa
relatively scarce supply on the renting market."

Second and third tier cities rent continue to rise, too.Nanjing-based real
estate agent, Mr. Xu, saidthe introduction of home purchase restrictionsdid
little,as house prices keep rising.Rent increase has exceeded house price
increase.

Mr. Xu: "The rent for a newly renovated2-bedroom apartment is about
RMB1200,increasing by RMB200 since last year.The rent will continue to
increase."

Chinese magazine Outlook Newsweek recentlylearnt from a housing rental
market researchthat in Beijing, Shanghai, Guangzhouand other major cities,
there has been a trendof rapidly increasing rents for 2 consecutive
years.In the first quarter of 2011, in some cities,rent increased over 10%
year on year;in some cities, the increases are more than 20%.
